To host the original GTA Online heists, reach Rank 12, own a high-end apartment with a planning room and wait for Lester's call. That requirement does not unlock every heist: Doomsday needs a Facility, Diamond Casino needs an Arcade, Cayo Perico needs the Kosatka, and the 2026 Kortz Center Heist needs a Mansion with the Art Studio.
Fastest way to start
- If you only want to join, open the in-game phone, choose Quick Job, then Play Heist. You do not need Rank 12 or a property to accept another host's invitation.
- For the cheapest hosting route, buy a qualifying high-end apartment and start with the two-player Fleeca Job.
- For solo hosting, choose Cayo Perico or the Kortz Center; each requires its own expensive planning property.

GTA Online heist requirements
Rank 12 and a high-end apartment apply only to the five original Lester heists. The later heists use separate planning properties and introductions. Use this matrix before spending GTA$.

Rockstar's support page confirms that players below Rank 12 or without an apartment can still join an invited original heist. Hosting is what triggers the property and progression checks.
How to start your first GTA Online heist
- Finish the Online introduction. Enter a normal session and make sure calls and map markers are available.
- Reach Rank 12. Contact missions, races, events and ordinary Online play award RP.
- Buy a qualifying high-end apartment. Confirm the listing includes a heist planning room; a garage or ordinary apartment alone is not enough.
- Wait for Lester's contact. Visit his garment-factory marker when directed, then return to the apartment planning room.
- Launch The Fleeca Job. Invite one other player, complete its two setup missions and run the finale.
- Wait for the next call. Rockstar notes a brief delay between setup parts and between completed heists.
As host, you fund the board, invite the crew and set finale cuts. Crew members earn setup rewards; the finale then distributes the take according to the selected cuts. The current minimum finale cut is 15% for each participant.
Which heist should you start?
New host: Apartment Heists
The cheapest structured introduction. Fleeca teaches roles with two players, but Prison Break through Pacific Standard require four people and fail if a required role drops.
Small experienced team: Doomsday
Two to four players, heavier combat and three acts. Buy the Facility for this content, not because it unlocks Lester's apartment board.
Replayable co-op: Casino
Two to four players with three distinct approaches and variable vault contents. Our Arcade buying guide explains the required property choice.
Established solo grinder: Cayo Perico
The Kosatka creates a complete solo path. Some secondary loot is easier or only accessible with partners, and solo finales trigger the longer cooldown.
Mansion owner: Kortz Center
Added July 14, 2026. Install the Art Studio, scope the museum, select an entry plan and steal a rotating artwork target alone or with a crew.
Not every robbery is categorized as a Heist. Cluckin' Bell Farm Raid, Auto Shop Contracts, Salvage Yard Robberies and the Mansion Raid use related multi-stage structures, but they have different unlocks and should not be confused with the five heist groups above.
Heist prep and finale checklist
- Stock snacks, armour and ammunition. Rockstar explicitly recommends doing this before a heist. Refill before the finale, not after the first failed run.
- Choose roles before launching. Assign the strongest pilot, hacker or driver to the job that can actually fail the mission.
- Complete useful optional preps. Casino, Cayo and Kortz let preparation change finale difficulty. Skip work only when the crew understands the consequence.
- Use an Invite Only session where supported. Freemode prep is easier without unrelated players interrupting the route.
- Set cuts openly. The host paid the setup cost and often completed more prep, but every finale member must receive at least 15%.
- Restart deliberately. A quick restart may preserve progress, but Criminal Mastermind and other challenges have stricter failure conditions. Confirm the challenge before experimenting.

How payouts, cuts and cooldowns work
There is no single accurate “GTA Online heist payout.” The final amount depends on the heist, difficulty, target, approach, optional loot, damage taken, NPC crew cuts, player cuts, first-time challenges and temporary weekly bonuses. Treat a promotional double-money week as temporary, not the normal base rate.

Compare the live board values before buying a property only for profit. A high entry cost can make a heist a poor first investment even when its finale pays well. Players considering an established profile can browse GTA 5 account listings, but no purchased account is required to join or host heists and Rockstar's account rules and platform restrictions still apply.
Why a heist is not appearing
- No Lester call: confirm Rank 12, a qualifying high-end apartment and that the introductory marker has been completed. Then allow for the brief call delay.
- Wrong planning room: a Facility, Arcade, Kosatka and Mansion Art Studio each launch different content.
- Cannot start the finale: required setups or preps are incomplete, or the minimum player count is not present.
- Replay option missing: call Lester only after completing the relevant heist and waiting through its cooldown.
- Kortz Center missing: update to Title Update 1.73, own a Mansion and purchase the Art Studio expansion.
- Invitation fails: confirm compatible platforms/versions, session access and Online service status. Cross-platform play is not automatically available between every system.

Can you do GTA Online heists solo?
Cayo Perico and the Kortz Center Heist can be hosted and completed solo. Original Apartment Heists, Doomsday and Diamond Casino require at least one other player; most original finales require four.
Do you need Rank 12 to join a heist?
No. Rockstar states that a lower-rank player can join another host's invitation. Rank 12 and the high-end apartment are requirements for hosting the original heists.
What is the first heist in GTA Online?
The Fleeca Job is the first original heist. It uses two players and introduces the apartment planning flow before the four-player Prison Break.
Which property unlocks the Diamond Casino Heist?
An Arcade unlocks the planning basement after Lester's Mirror Park introduction. A Casino Penthouse is not the host property.
Are Story Mode cheat codes usable in heists?
